The exterior building materials for the principal building are proposed to consist of
insulated pre-cast concrete panels with a pre-finished metal fascia, which meets City Code
requirements. The accessory building is proposing to be constructed of metal panels, this is a
deviation from Code and will require City Council approval. A color rending of the proposed
structures will be required at the Planrfing Commission meeting.

Screening: The site plan is proposing to provide screening along the customer/employee
parking area located to the south of the principal building. The site plan has also included screening along the east
property line to provide a landscape buffer between the truck parking area and the metal panel
accessory building from adjacent properties.

Waste Storage: The site plan should be revised to indicate where the waste storage facility is
proposed to be located.

Off-Street Parking - Design: City Code requires all driveways, off-street parking areas,: and
maneuvering areas and display areas to be paved with concrete or bituminous pavement and
finished with B-6/12' concrete curbing. The site plan
is not clear as to whether or not the paved area will be finished with the required concrete
curbing. The site plan should be revised to indicate areas that will be finished with concrete
curbing.
