Schneider: . <br /> <br />We are in receipt of your site plan to develop a townhome development on I 0. t 3 acres of the <br />proposed Orchard Hill subdivision. The site plan consists of the Preliminary Plat (Sheet 1 of 1), <br />Grading, Drainage, & Erosion Control Plan (Sheet 2), Landscape Plan (Sheet 3), and Building <br />Elevations Plan prepared by TEC Design, dated November I5, 2000, revised December 22, <br />2000. We offer the following comments: <br /> <br />1. General: The subject property is approximately 10.13 acres in Size and the site plan is <br /> proposing to develop 7 quadhome structures (28 units), 1 twin_home structure (2 units), and 2 <br /> six unit structures (12 units) for a total of 42 units. According to the zoning ordinance,, multi- <br /> . family structures of 3 or more units are subject to Site plan review, and approval. <br /> <br />2. Zoning: The property is currently zoned R-3 Urban Residential. The R-3 zoning allows up <br /> to 7 units per acre. <br /> <br />Lot Coverage: The proposed townhouse project area is 441,222 square feet in iize (10.I3 <br />acres) and lot coverage is restricted to 35% (which includes garages), or 154,427 square feet <br />in this case. The site plan is proposing to construct 97,069 square feet of townhome units, <br />which equates to approximately a 22% lot coverage. <br /> <br />Setbacks: In the interpretation of the R-3 Urban Residential setback requirements, it would <br />appear that in this case the rear yard setback is 40 feet and the side yard setback is 15 feet <br />from the outer boundaries of the subject property. The front yard setback is 35 feet from the <br />structures to the street right of way. All of the structures meet or exceed the rear yard, side <br />yard, and front yard setback requirements. <br /> <br /> <br />
