Four catch basins areproposed to be pi,aced on-the east and'west sides <br /> of the.site with. drainage conveyed through a pfivi~ie storm sewer to the northeastern corner of the <br /> prbperty.' From the 'site, the drainage-is conveyed through an 18 inch pipe to the southwest <br /> corner of Xkimo Street and 1.43ra Ave..and into to an existing catch -basin. From this catch <br /> basin, flow is transmitted across Xkimo Street through a 12 inch pipe into a 30 inch storm sewer <br /> which ultimately discharges into a pond located in Rivers Bend Park and then into the Rum <br /> River. <br /> <br />Upon review of the design information for the .construction of Xkimo Street, this storm sewer <br />was designed to handle runoff from the commercial Iots east of Xkimo Street when developed to <br />60% impei-vious area coverage. The subject lot is 78%'impervious. Although the st0nn sewer in <br />Xkim0 Street.is.. adequate to handle the runoff from the subject' de,,:elopment,' futurel <br />developments south of the subject lot may need to limit the percentage of impervious lot <br />coverage,, or may need to include ponding to avoid exceeding the capacity of the 30 inch storm <br />sewer in Xkimo Street. The e-xisting 12 inch storm sewer conveying storrnwater from the west <br />side to the east side of Xkimo Street and into the 30 inch storm sewer is inadequate to handle the <br />flow and should be replaced with a minimum 18 inch storm sewer. <br /> <br />This project will also require a permit from the Lower Rum-River Water Management <br />Organization. The volume of the sedimentation pond will need to be reviewed for adequacy. <br />The City will supply record drawings within its possession to facilitate that review.. <br /> <br />Access: The site plan is proposing two accesses onto Xkimo Street NW and two access points <br />with the undeveloped property to its. immediate south. There are no accesses proposed along <br />Trunk Highway #47. The access closest to Trunk Highway #47 is skewed approximately 45 <br />degrees from perpendicular to accommodate fight turning vehicles coming off of Trunk Highway <br />#47. This access is designed to allow vehicles to enter the development at the same. approximate <br />speed as traffic continuing along Xkimo Street, which should reduce the potential for rear end <br />accidents. The center median of Xk. imo Street will be extended at the developers expense to <br />ensure that this access will. allow only ingress movements. Staff recommends a small design <br />change from that proposed, by extending the westerly curb of this access in a straight line to the <br /> <br />-285- <br /> <br /> <br />
