The following items are enclosed for <br />your information: <br /> <br />a) <br />b) <br />c) <br />d) <br />c) <br /> <br />Site location map <br />Proposed preliminary plat and grading plan ... <br />Letter from applicant dated 12-12-00 <br />Draft Planning Commission Minutes dated January 2, 2001 <br />City Staff review letter dated January 17, 2001 <br /> <br />Notifications: <br /> <br />State statute requires notification of the public hearing to owners of property within 350 feet of <br />the subject property. Staff sent hearing notices to residents within 350 feet of the subject <br />property. <br /> <br />Observations: <br /> <br />The subject plat was part of a larger area that received preliminary plat approval in 1995 as <br />Northfork Fifth Addition. The preliminary plat for Northfork Fifth Addition expired prior to all <br />phases receiving final plat approval. Therefore, the applicant was required to obtain a new <br />preliminary plat approval. <br /> <br />A total of 44 lots are shown on the plat. The lots range in size from 1.02 to 3.5 acres, which <br />exceeds the Northfork PUD one-acre minimum lot size. The majority of the lots are between 1.3 <br />and 1.75 acres. Lots 2 and 4, Block 1 and Lots 11-13, Block 2 do not meet the 160-foot lot width <br />requirement at the 40-foot building setback line as required for the PUD. Lots 2 and 4, Block 1 <br />are about 120 and 140 feet wide, respectively, at the front setback line. Lots 13, Block 2 is about <br />150 feet wide while Lots 11 and 12, Block 2 are both about 95 feet. wide at the front yard <br />setback. <br /> <br />In Staff's opinion, there are two options that can be considered to rectify this issue. One, <br />modifications can be made to the lot lines in Block 1 to conform to the PUD width requirement. <br />The same can be said for Lot 13, Block 2. Lots 11 and 12, Block 2 could be required to be <br />combined. The second option would be to require that the homes on the lots mentioned above <br />be built where the lot width reaches 160 feet. The developer has submitted' infbrmation that the <br />houses built on the lots in question would be setback as follows: <br /> <br />-115- <br /> <br /> <br />
