The properties are within the MUSA, but are currently zoned R1 Rural Residential. In <br />order to plat urban lots, the property must be zoned R1 Urban Residential. <br /> <br />The following items are enclosed: <br /> <br />a) Site location map <br />b) Proposed subdivision <br />c) Drat~ Planning Commission Meeting Minutes dated January 2, 2001 <br />d) Proposed Findings of Fact <br />e) Proposed Ordinance Amendment <br /> <br />Notification: <br /> <br />State statute requires notification of the public hearing to owners of property within 350 feet of <br />the subject property. <br /> <br />Observations: <br /> <br />The subject properties are approximately 2.53 acres in size. The Comprehensive Plan amendment <br />initiated by Ramsey in 1993 and approved by Metro Council in 1995 placed the subject property <br />in the Metropolitan Urban Service Area (MUSA) for residential development with urban services. <br />The adjacent parcels to the north, east, west, and south are also in the 1WOSA. The property is <br />surrounded by a mixture of unsewered lots and sewered lots created when municipal services <br />were extended along 150m Lane. <br /> <br />The current Comprehensive Plan targets this area for residential development with urban services. <br />The Applicant has provided a sketch plan documenting their intent to develop the property into <br />two single-family urban lots (The e,-,dsting homestead will also be part of the plat). Approval of <br />the rezoning would be based on the Comprehensive Plan and the Applicant's intent to develop the <br />property with single family residential lots. The proposed sketch plan of Pehike Estates meets <br />the current regulations for the R-1 Urban Residential District. <br /> <br />The Planning Commission reviewed the rezoning request at their January 2, 2001 meeting.
