I I I I I I I I I I I I I I I I I I I CASE # q REQUEST FOR PRELIMINARY PLAT REVIEW OF GATEWAY NORTH INDUSTRIAL PARK NO. 5; CASE OF CITY OF RAMSEY By: Megan Wald, Community Development Assistant Background: The City of Ramsey is in the process of platting four commercial lots in the proposed Gateway North Industrial Park No. 5 generally located west of County Road #116 and north of 141 ~t Avenue NW. The following items are enclosed for your information: a) b) c) d) Site location map Preliminary Plat Draft Planning Commission meeting minutes dated January 2, 2001 City Staff review letter dated December 29, 2000 Notification: State Law requires properties within 350-feet of the subject property receive public notification of the preliminary plat. Observations: The subject property is zoned B W, Business/Warehousing and consists of approximately 24.6 acres. The preliminary plat is proposing to plat four commercial lots ranging from 11.23 acres to 3.3 acres in size and one outlot. Lot 1 will be approximately 11.2 acres and will be developed by T & G Land Inc. T & G Land Inc. is proposing to develop Lot 1 with warehousing facilities and a truck terminal. Lots 2, 3 and 4 will be owned by the City and designated for future commercial development. The proposed four lots meet the one-acre minimum lot size requirement and the 200-foot width requirement established in the BW District. The site will receive public access from 141~t 'Avenue which will be extended to the west and then turn north into Ebony Street which will then turn east into 143rd Avenue. The site will be serviced by municipal sewer and water facilities. -165-
