A grading and drainage plan will be reviewed as site plans for the individual lots are <br />received. The City will be retaining a drainage and utility easement along the north side <br />of Lots 1 and 2 and along the south side of Lots 3 and 4 to facilitate a drainage pond. <br /> <br />Park dedication requirements will be fulfilled as part of the Tax Increment Financing <br />agreement between the City of Ramsey and the developers of each of the lots. <br /> <br />The Planning Commission reviewed the preliminary plat at their January 2, 2001 <br />meeting. During the public hearing Jeff Schatt, a representative from Danny's Tranny's, <br />asked for clarification on the type of businesses that would be established in the industrial <br />park and had some concerns regarding how the extension of 141st Avenue will affect their <br />property.
