I <br /> I <br /> I <br /> I <br /> I <br /> I <br />,I <br /> I <br /> I <br /> I <br /> I <br /> I <br /> I <br /> I <br /> I <br /> I <br /> I <br /> I <br /> I <br /> <br />REQUEST FOR AN INTERIM USE PERMIT FOR A TEMPORARY <br />OFFICE STRUCTURE; CASE OF TRANSWEST, INC. <br /> By: Sylvia Frolik, Community Development Direcor <br /> <br />CASE it <br /> <br />Background: <br /> <br />In 1997, the City issued an Interim Use Permit to Transwest (aka Communicor) for the use of a <br />temporary office structure for a one year period. In 1998, the City renewed the permit for <br />another year. In 1999, the applicant requested another Interim Use Permit to Utilize the modular <br />office structure until Transwest's lease of the property terminates (October 31, 2003). Their <br />request was based on the fact that the site at 6100 Industry Avenue would not meet their needs as <br />a permanent site beyond the termination of their lease and therefore, there were no plans to <br />expand or rebuild on the subject property. <br /> <br />Due to the lack of Interim Use Permit language in City Code, the request from Transwest was put, <br />on hold until City Code was amended accordingly. The request from Transwest was then <br />resumed and forwarded to the Planning Commission for a public hearing and recommendation <br />on July 25, 2000. Because the site is so visible from the residential neighborhood on the north <br />side of County Road #116 and in lieu of the extended time frame for the use o~' the temporary <br />office structure, the Planning Commission recommended approval of the request contingent upon <br />initiation ora screening plan parallel to County Road itl 16. <br /> <br />Notification~ <br /> <br />In accordance with State Statutes, notification of the July 25 public heating Was sent to persons <br />owning property within 350 feet of the subject property. <br /> <br />Observations: <br /> <br />Subsequent to the Planning Commission meeting on July 25, representatives of Transwest <br />indicated that they were withdrawing their request for the extended use of the temporary <br />structure and it would be removed from the property by December 1, 2000. Staff's reply was <br />that regardless of the presence of a temporary structure, the City has an interest in continuing to <br />work with Transwest to develop and implement a screening plan along County Road itl 16. The <br />subject property is a prime industrial site that will surely be redeveloped in the very near future. <br />The redevelopment of the site will be enhanced by a screening plan already in place. Transwest <br />indicated a willingness to continue to work with the City to develop and implement the screening <br />plan. <br /> <br />-183- <br /> <br /> <br />
