-200- <br /> <br />T&G Land Inc. <br />Page 2 of 5 <br />January 19,2001 <br /> <br />City Code also states that outside storage of equipment is limited to 10% of property, Staff feels <br />that the proposed site plan is in compliance with City Code. <br /> <br />Utilities: The Property will be serviced by municipal sewer and water. <br /> <br />Setbacks: The proposed principal structure and accessory building meets or exceeds the <br />minimum 40~foot front yard, 20-foot side yard, and 35-foot rear yard setbacks established in the <br />BW District. The accessory building will need to be moved to the west as to not encroach upon <br />the 25-foot easement that exists for 182-feet along the eastside of the property, line. <br /> <br />Architectural Standards: City, Code restricts structure heights to 35 feet and' exter/or wall <br />finishes must be brick, natural stone or pre-cast concrete, or fabricated panels of these materials. <br />The principal building is proposing to be approximately 21-feet in height, which complies with <br />City Code. The exterior building materials for the principal building are proposed to consist of <br />insulated pre-cast concrete panels with a pre-finished metal fascia, which meets City Code <br />requirements. The accessory building is proposing to be constructed of metal panels, this is a <br />deviation from Code and will require City Council approval. A revised exterior elevation plan <br />will need to be submitted to the City. <br /> <br />Screening: The site plan is proposing to provide screening along the customer/employee <br />parking area located to the south of the principal building. Screening is also proposed along the <br />western property line, this will provide a landscaping buffer between the proposed truck parking <br />and future development on Lot 2. The site plan has also included screening along the east <br />property line to provide a landscape buffer between the truck parking area and the metal panel <br />accessory building from adjacent properties. <br /> <br />Waste Storage: The site plan should be revised to indicate where the waste storage facility is <br />proposed to be located. <br /> <br />Off-Street Parking - Design: City Code requires all driveways, off-street parking areas, and <br />maneuvering areas and display areas to be paved with concrete or bituminous pavement and <br />f'mished with B-6/12 concrete curbing. The site plan indicates that an area to the north, south, <br />east and west of the principal building will be surfaced with bituminous pavement. The site plan <br />is not clear as to whether or not the paved area will be finished with the required concrete <br />curbing. The site plan should be revised to indicate areas that will be finished with concrete <br />curbing. [f should be noted that deviations from the required concrete curbing will require City <br />CounciI approval. <br /> <br />The site plan is proposing an off-street parking area for trucks and equipment to consist of a <br />Class II surface instead of the required bituminous or conCrete pavement.
