The sizing of this pipe for potential use of draining neighboring developments, which <br />will provide a regional benefit, shall be coordinated with the City of Ramsey. The use of RCP or <br />PVC pipe would ensure a water and soil tight joint and should be used under pavement. Since the <br />durability and age of the Corrugated Polyethylene Pipe is unproven, it is the recommendation of <br />th_is City Engineer to disallow the use of CPP for storm sewers that could potentially be turned <br />overto the City of Ramsey. <br /> <br />The east-west (CBMH 506 - CBMH 5'00 & STMH 406 - CBMH 400) laterals along with the <br />catch basins that will drain the recycled aggregate surface (CBMH 2001 & CBMH 1001) that are <br />being proposed will be considered private utilities with maintenance to be provided for by the <br />developer. <br /> <br />Since the maintenance of the pond will be bore by the City of Ramsey, we expect that the sump <br />manholes that are being proposed to drain the recycled bituminous surface are cleaned regularly. <br />A performance specification to address long-term effectiveness of the proposed erosion control <br />for the sumps and grading will.be written as a condition of approval. <br /> <br />All storm sewer outlets shall have trashguards and Class IH rip-rap installed according to City <br />standard details. R/p-rap shall be used for the emergency spillways and a detail should be <br />submitted. <br /> <br />Drainage patterns and impacts to neighbors to the east of the proposed metal building should be <br />.clarified. <br /> <br />A revised grading and drainage plan will need to be submitted to the City reflecting the westerly <br />shift in the principal structure. <br /> <br />Access: The site will derive two access points from the westerly extension of 141st Avenue and <br />will be dedicated as a public street. <br /> <br />Storm Water Management Fee: The Stormwater Management Fee will. be waived for this site <br />due to the City relocating T & G Land Inc. from its current location into Gateway North <br />Industrial Park No. 5 to facilitate an industrial redevelopment project on Sunfish Lake Blvd. and <br />McKinley Street. <br /> <br />REU Number: The City has assigned the property a Residential Equivalent Unit (REU) number <br />of 3.43.
