All trees used in developments shall be indigenous to the <br />appropriate hardiness zones and physical characteristics of the site. <br /> <br />Berms shall be a maximum of 6 feet in height. Good quality fill suitable for berm <br />construction and growing plant materials shall be used. Berms should be <br />designed with aesthetic appeal by incorporating breaks and irregular groupings. <br /> <br />Association. For developments with landscaped common areas, a <br />neighborhood association shall be established to finance and maintain the <br />landscaped property, including but not limited to, payment of property taxes and <br />assessments, replacement of plants if theydon't thrive, and maintenance of the <br />recreational facilities, park equipment and lawn. In addition, the Association <br />shall agree that no future development will occur on this property until a time <br />when adjacent properties are redeveloped with higher density residential <br />development. <br /> <br />2. Open Space. <br /> <br />Open Space is a technique used to buffer existing single family residential developments from <br />proposed residential developments with higher densities through the use of natural features and <br />undeveloped land.
