3. Varied Lot Sizes.

Varied Lot Sizes is a technique used to blur the boundaries between existing large lot and smaller
lot residential development by designing a subdivision with a mixture of lot sizes throughout the
subdivision while aIlowing for lower density development adjacent to existing low density
residential areas. If Varied Lot Sizing is used as a Transitioning Technique, the following design
requirements shall be included to blend existing rural single family residential development with
proposed residential development of higher density.

(1) Range of Lot Sizes. A range of lot sizes from 1 acre to 0.20 acres may be used
within the subdivision.

(2) Maximum Density. Maximum density of a subdivision requiring transitioning
shall be that as required by the zoning district.

(3)

Roads. Where possible, curvilinear roads shall be used as a way to create
varying lot sizes and rural features and thus assist in the transition between rural
residential areas and urban residential areas.

(4)

Layout. Varying lot sizes may be placed randomly within the subdivision except
that a majority of the larger lots shall be adjacent to the existing lower density
residential neighborhoods.

Varied Lot Sire

I
I
I
I
I
I
I
I
I
I
I
I'
I
I
I
I
I
I

-214-

Draft Report 02/13/01
