3. Varied Lot Sizes. <br /> <br />Varied Lot Sizes is a technique used to blur the boundaries between existing large lot and smaller <br />lot residential development by designing a subdivision with a mixture of lot sizes throughout the <br />subdivision while aIlowing for lower density development adjacent to existing low density <br />residential areas. If Varied Lot Sizing is used as a Transitioning Technique, the following design <br />requirements shall be included to blend existing rural single family residential development with <br />proposed residential development of higher density. <br /> <br />(1) Range of Lot Sizes. A range of lot sizes from 1 acre to 0.20 acres may be used <br /> within the subdivision. <br /> <br />(2) Maximum Density. Maximum density of a subdivision requiring transitioning <br /> shall be that as required by the zoning district. <br /> <br />(3) <br /> <br />Roads. Where possible, curvilinear roads shall be used as a way to create <br />varying lot sizes and rural features and thus assist in the transition between rural <br />residential areas and urban residential areas. <br /> <br />(4) <br /> <br />Layout.
