MEMORANDUM <br /> <br />TO: Jim Norman, City Administrator <br /> <br />FROM: Loren Gordon, AICP <br /> <br />SUBJECT: Zoning Map <br /> <br />DATE: February 1, 2001 <br /> <br />Hoisington Koegler Group Inc. <br /> <br />~H <br /> <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br /> <br /> I <br />I <br /> <br />There is an item I would like to bring to your attention regarding the relationships of the City's <br />Comprehensive Plan and Zoning Ordinance. The Comprehensive Plan map indicates an area as <br />Urban/Rural Transition that is essentially an area just inside current MUSA. This area could be <br />somewhat confusing with a Density Transition Ordinance due to the fact that the Council wants <br />transitioning to apply to the entire city. It seems appropriate to guide this area as an urban residential <br />in the Comprehensive Plan so that urban zoning, "R-1U" or other districts would provide a better <br />fit. This is an important item in terms consistency requirements since there will not be a specific <br />transition district created in the zoning ordinance.
