-240- <br /> <br />Site Plan Review: Orchard Hills <br />Page 3 of 5 <br />December 1, 2000 <br />Revised January 3,2001 <br /> <br />the existing pond to the south which ultimately outlets to the Rum River via 149th Ave storm <br />sewer. <br /> <br />The drainage from the southern two units on the east side of Barium Street and 50 feet of the <br />southernmost segmer, t of Barium Street is unclear. It may either drain to the catch basins <br />within the development or Barium Street Onto the Willow Ridge Subdivision to the south. <br />This should be clarified. ~ <br /> <br />This proposed drainage plan is generally acceptable. Calculations have been submitted and <br />wilt be reviewed to ensure that the pond volumes provide adequate capacity for water quality <br />and rate control. A permit from the Lower Rum River Water Management Organization will <br />be required: Pond 2 in particular may require modification to ensure that it can handle the <br />runoff from the contiguous properties to the north, as well as the subject property. A permit <br />will also be required from IvlnDot for the discharge of storrhwater into the Highway #47 <br />system. Calculations will need to be prepared and submitted documenting that the amount of <br />discharge does not exceed the predevelopment conditions. Finally all turfed areas must have <br />a mininmm grade of 1%. A minor modification in the grade of the swale draining the back <br />yards of the un/ts on the east side of Cobalt Street should be made to comply with this <br />requirement. <br /> <br />b <br /> <br />REU N',mber: The City. has enacted a quarterly drainage utility charge that is applicable to <br />the proposed'development. The total drainage utility charge for the proposed development is <br />$518.70 dollars per quarter. This eq'_mtes to approximately a $12.35 drainage charge per unit <br />that the owners will be responsible for. <br /> <br />9. Landscaping: The landscaping plan meets City standards. <br /> <br />10. <br /> <br />Screening: City Code requires a 15-foot buffer between the existing residential and the <br />proposed fnulti-famiiy development. The site plan indicates that the screening requirement <br />will be satisfied through various plantings. <br /> <br />11. <br /> <br />Waste Storage: City Code requires all waste storage areas to be located in the rear or side <br />yard and they must be screened. The site plan indicates that the townhouse project will not <br />contain any outside waste storage areas. <br /> <br />12. Off Street Parking, Des. ign.: Ail public streets will be paved and finished with B-6/12 <br /> concrete curbing. The individual driveway units will also be paved. <br /> <br />13.
