The final plat consists of two (2) sheets dated November 17, 2000, and <br />prepared by Hakanson Anderson Associates, Inc. <br /> <br />We offer the following comments: <br /> <br />General: The Subject Property is approximately 11 acres in size and is generally located west of <br />State Highway #47 (St. Francis Blvd) and east of Sunwood Drive. In accordance with the <br />approved sketch plan, the final plat proposes to plat the property into I lot for the 31 rental <br />townhome units and 1 outlot for the wetland area. <br /> <br />Zoning: The property is currently zoned R-3 Urban Residential and R-1 Single Family. The City <br />has received an application to rezone the R-1 portion of the site to R-3 Urban Residential to <br />facilitate the townhouse proposal. <br /> <br />Lot Size: City Code requires 13,500 square feet for each two family trait and 16,500 square feet for <br />each four family unit, which in this case equates to approximately 159,000 square feet or 3.7 acres. <br />All of the structures are on Lot 1 and Lot 1 is 4.2 acres in size. <br /> <br />Street Access: In accordance with the approved sketch plan, there is one access onto Sunwood <br />Drive and no direct access to Highway #47. The development will be served by private streets and <br />thus are not dedicated on the final plat. The alignment for the private streets will be accommodated <br />within the utility easements for the sewer and water improvements. The emergency .accesses to <br />Sunwood Drive at one or both ends of the north/south street that were requested by the City <br />Engineer will also be accommodated within the sewer and water easements. <br /> <br />o <br /> <br />Wetlands: The lands west of Sunwood Drive are predominately occupied by DNR protected <br />wetland 658W, platted as Outlot A, and further encumbered by a drainage and. utility easement. <br />The Planning Commission has recommended that the City retain ownership of Outlot A. <br /> <br />-121- <br /> <br /> <br />
