The site plan consists of the Preliminary Plat (Sheet <br />1 of 1), Grading, Drainage, & Erosion Control Plan (Sheet 6), and Landscape Plan (Sheet 11 and <br />Sheet 12) prepared by Hakanson Anderson Associates Inc., dated August 16, 2000. We are also <br />in receipt of a Building Elevation Plan consisting of seven (7) sheets prepared by James Nelson <br />McKellin III Architect. We offer the following comments: <br /> <br />General: The propose site is approximately 11.31 acres in size and the site plan is proposing <br />to develop 3 quadhome structures (12 units), 8 twinhome structures (15 units), and one bi- <br />level four-plex unit for a total of 3 l'units. According tO the zoning ordinance, multi-family <br />structures of 3 or more units are subject to site plan review and approval. However, due to <br />the mixture of townhome structures in the development Staff will review all proposed units. <br /> <br />Zoning: The property is currently zoned a combination of R-1 Single Family and R-3 Multi- <br />F~nily. The City has received an application to rezone a portion of the property from R-1 <br />Single Family to R-3 Multi-Family. The site plan should be revised to indicate the correct <br />existing and proposed zoning: The proposed R-3 zoning allows up to 7 units per acre or a <br />maximum or 79 units in this case. <br /> <br />Lot Coverage: The proposed Lot 1 (townhouse project area) is 182,807 square feet in size <br />(4.20 acres) and lot coverage is restricted to 20%, or 36,561 square feet. The site plan is <br />proposing to construct 36,192 square feet of townhome units, which equates to <br />approximately a 19% lot coverage. <br /> <br />-135- <br /> <br /> <br />
