The purpose of this site plan review is for <br />consideration of the garage to be developed on the Subject Property to provide indoor <br />storage for vehicles and equipment relating to your concrete business. We offer the <br />following comments: <br /> <br />1. Property Size. The subject property is approximately 2.3 acres in size (102,630 <br /> square feet). <br /> <br />o <br /> <br />Zoning. The property is zoned Planned Unit Development (PUD) and the mixture of <br />residential and commercial uses complies with the covenants for Pineview Estates <br />2nd Addition. <br /> <br />Setbacks: The covenants for Pineview Estates 2nd Addition PUD requires that the <br />commercial building on the property be set back at least 200 feet from the front <br />property line. The site plan reflects that the garage is proposed to set back 240 feet <br />from the front property line. The proposed garage also complies with the 35 foot rear <br />and 10 foot side yard setbacks established in Ramsey's typical commercial districts. <br /> <br />Drainage: There is minimal information regarding site drainage although the <br />Certil~cate of Survey from Hy-Land shows that surface drainage south of the <br />residence drains toward the wetland. Staff assumes that there will not be any changes <br />to this drainage, pattern. It should be noted that there is a 10 foot drainage and utility <br />easement along the eastern border of this property. Design of the driveway should <br />not block e~sting drainage patterns. It is Staffs recommendation that approval of <br />this site plan be contingent upon the property owner taking full responsibility for <br />adequate drainage away from the structure. <br /> <br />70, <br /> <br /> <br />
