-168-

Councilmember Hendriksen inquired as to the results of the traffic analysis.

Community Development Director Frolik explained that the analysis showed that there would be
minimal impact from the proposed development.

Councilmember Hendriksen stated that in making a determination of whether or not a
development will significantly increase traffic they need to know what the traffic counts were
prior to the development.

Mr. Sletmer explained that there are 29 existing homes and typically single family homes
generate 8 to 10 car trips a day which would amount to 240 to 290 trips a day, which currently
are all concentrated to the southern end of the development. The residents in that area are having
significant problems getting out of their neighborhood onto T.H. #47 and so many of the
residents are elated with the proposed access to 153'a Avenue.

Mayor Gamec inquired if the existing buildings will be removed.

Mr. Slettner replied that the buildings will be removed, but a good majority of the trees will be
saved. He also reviewed the ponding that is proposed as part of the development which will
correct a problem that the City currently has in the neighborhood.

Councilmember Anderson inquired if the proposed pond will be adequate to handle the entire
area.

City Engineer Olson replied yes.

Councilmember Anderson inquired as to how the ponds will be constructed expressing concern if
they were going to have a large drop-off.

Mr. Slettner replied that the ponds will be constructed at a very gradual slope.

Councilmember Anderson inquired if all of the units will have laundry facilities.

Mr. Sletmer replied yes.

Councilmember Anderson inquired if there would be sidewalks on both sides of the street.

Mr. Slettner replied that sidewalks on one side of the street is currently proposed.
Councilmember Anderson questioned the cost of the units.

Mr. Slettner replied that the slab on grade units will start at $145,000, the walkout units will start
at $235,000.

City Council/January 9, 2001

I
I
I
I
I
I
I
I
I
I
I
I
I

I
I

I
I
I
