-168- <br /> <br />Councilmember Hendriksen inquired as to the results of the traffic analysis. <br /> <br />Community Development Director Frolik explained that the analysis showed that there would be <br />minimal impact from the proposed development. <br /> <br />Councilmember Hendriksen stated that in making a determination of whether or not a <br />development will significantly increase traffic they need to know what the traffic counts were <br />prior to the development. <br /> <br />Mr. Sletmer explained that there are 29 existing homes and typically single family homes <br />generate 8 to 10 car trips a day which would amount to 240 to 290 trips a day, which currently <br />are all concentrated to the southern end of the development. The residents in that area are having <br />significant problems getting out of their neighborhood onto T.H. #47 and so many of the <br />residents are elated with the proposed access to 153'a Avenue. <br /> <br />Mayor Gamec inquired if the existing buildings will be removed. <br /> <br />Mr. Slettner replied that the buildings will be removed, but a good majority of the trees will be <br />saved. He also reviewed the ponding that is proposed as part of the development which will <br />correct a problem that the City currently has in the neighborhood. <br /> <br />Councilmember Anderson inquired if the proposed pond will be adequate to handle the entire <br />area. <br /> <br />City Engineer Olson replied yes. <br /> <br />Councilmember Anderson inquired as to how the ponds will be constructed expressing concern if <br />they were going to have a large drop-off. <br /> <br />Mr. Slettner replied that the ponds will be constructed at a very gradual slope. <br /> <br />Councilmember Anderson inquired if all of the units will have laundry facilities. <br /> <br />Mr. Sletmer replied yes. <br /> <br />Councilmember Anderson inquired if there would be sidewalks on both sides of the street. <br /> <br />Mr. Slettner replied that sidewalks on one side of the street is currently proposed. <br />Councilmember Anderson questioned the cost of the units. <br /> <br />Mr. Slettner replied that the slab on grade units will start at $145,000, the walkout units will start <br />at $235,000. <br /> <br />City Council/January 9, 2001 <br /> Page 23 of 35 <br /> <br /> I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br /> <br />I <br />I <br /> <br />I <br />I <br />I <br /> <br /> <br />
