We offer the following comments: <br /> <br />General: The subdivision consists of 10 acres proposed to be platted into 42 for-sale <br />townhome units. The preliminary plat for Orchard Hill Townhomes was approved on <br />February 13, 2001, contingent upon the plat including the dedication of the northerly <br />extension of Cobalt Street N.W.; incorporating Outlot A into Lot 1, Block 1; and dedication <br />of right-of-access along T.H. #47. <br /> <br />Dedication page: It appears that Page I of the proposed final plat, the dedication sheet, does <br />not contain the complete legal description for the property. Correcting the legal description <br />may necessitate additional signatures on the plat. <br /> <br />3. Lots Sizes and Dimensions: The lots sizes and dimensions substantially conform to the <br /> approved preliminary plat. <br /> <br />Streets: In accordance with the conditions of preliminary plat approval, the northerly <br />extension of Cobalt Street for the north plat boundary to 153,d Lane N.W. has been <br />incorporated into the plat. The other streets are as represented in the preliminary plat <br />reviewed on February 13: the northerly extension of Cobalt Street from the plat boundary on <br />the south totthe plat boundary on the north, the northerly extension of Barium Street, and-the <br />westerly extension of 152"d Lane. <br /> <br />Drainage Easements: The proposed drainage and utility easements conform to those <br />reviewed at the time of preliminary plat approval.
