-184- Councilmember introduced the following resolution and moved for its adoption: RESOLUTION #01-04- RESOLUTION GRANTING FINAL PLAT APPROVAL TO ORCHARD HILL TOWNHOMES WlIEREAS, Homestead Development Corporation and William Rademacher, hereinafter referred to as "Developer", has properly applied for final plat approval on the following described property located in the City of Ramsey: Lot 1, Block 1, Rademacher Addition, Anoka County, Minnesota; and Outlot A, Rademacher Addition; and (the "Subject Property") WHEREAS, on September 12, 2000, the City of Ramsey received an application and sketch plan for the proposed plat of Orchard Hill Townhomes; and WHEREAS, on October 3, 2000, the Planning Commission reviewed the sketch plan for Orchard Hills Townhomes and recommended proceeding to the preliminary plat stage; and WHEREAS, on December 14, 2000, the Park and Recreation Commission reviewed the proposed plat of Orchard Hill Townhomes and recommended that park dedication be satisfied with a cash payment; and WHEREAS, on December 5, 2000 the Planning Commission conducted a public heating regarding the proposed preliminary plat of Orchard Hill Townhomes and recommended that City Council approve the preliminary plat; and .- WHEREAS, on January 1,2001, the City Council reviewed the proposed Preliminary plat and sent it back to the Planning Commission for additional review with respect to the City Charter requirement for density transitioning; and WHEREAS, the Planning Commission met on February 6, 2001 and confirmed their recommendation for preliminary plat approval; and WHEREAS, on February 13, 2001, the City Council approved the preliminary plat for Orchard Hill Townhomes. NOW THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF RAMSEY, ANOKA COUNTY, STATE OF MINNESOTA, as follows: 1) That the Ramsey City Council hereby grants final plat approval of Orchard Hill Townhomes in accordance with relevant City Codes.
