Clemens: <br /> <br />We have received your final plat for a minor subdivision proposed to be named Clemens Addition. <br />The sketch plan consists of one Sheet prepared by Swenson Land Surveying, Inc., received April 13, 2001. <br />We offer the foIIowing comments: <br /> <br />General: The subject plat is platting one existing residential lot into three lots. Under the proposed <br />subdivision, the existing residence will be on Lot I. Lot 2 will be a new buildable lot for a single-family <br />residence. Both lots receive public services. As the third lot does not have City sewer and water serving <br />the property at this time, the northern lot will need to be shown as an outlot. Once City sewer and water <br />reaches the outlot, you will need to plat the outlot to make it a buildable lot. The final plat submitted for <br />recording will need to be modified to show Lot 3, BIock 1 as an outlot. <br /> <br />Zoning: The subject proI~erty is currently zoned R1U-Single Family Residential-Urban. The proposed <br />single-family urban lots are in accordance with the zoning regulations of the R1-U Zoning District. The <br />proposed lots are als0 within the Critical River and Wild and Scenic River OverlaY Districts. <br /> <br />Lot Sizes: As the proposed lots are within the Critical River arid Wild and Scenic River Overlay <br />Districts, the lots will have to meet the minimum requirements for both districts. The new lots, <br />including the outlot, meet the 12,150 square foot minimum lot size. <br /> <br />3. Lot Dimensions: The new lots meet the minimum width requirement for the Critical River and Wild <br /> and Scenic River Overlay Districts of 90 feet at the front setback line. <br /> <br />Utilities: Currently, your residence receives City services. At the time of connection in 1997, lateral <br />benefit charges were not paid. City Policy requires that when a landowner subdivides, the landowner <br />shall pay the lateral charges. The new lot will need to hooked up to City services. As Lot 3 will be <br />changed to an outlot, no charges are due at this time. The fees must be paid before the final plat is <br />released for recording.
