Drainage from the fronts
of the two new lots will flow into an existing storm sewer at the intersection of 137th and Ebony St.
which eventually empties into the Mississippi River. The storm sewer is adequate to handle this
additional runoff.

Traffic Generation Analysis: This subdivision will add one single family lot to 137t~ Ave. which
results in an increase of approximately 10 vehicle trips per day. This additional traffic is a minimal
impact to the streets in the area.

Park Dedication: The subdivision was presented to the Park and Recreation Commission on Thursday,
February 8, 2001. They recommended that Lot 2 pay the park dedication fee in the amount of $1,300.00
per new lot and a trail development fee of $325.00.

The Ramsey City Council will be meeting at 7:00 p.m. on Tuesday, April 24, 2001 at the new Ramsey Fire
Station, 15050 Armstrong Blvd., Ramsey, to consider the £mal plat of Clemens Addition. It is important that
you, or your representative, be present at these meetings to answer any questions that may arise.

Thank you.

Respectfully,

CITY OF RAMSEY

Patrick Trudgeon
Principal Planner

Parks & Utilities Supervisor Mark Boos
Planning Commission

Brian Olson (~
City Engineer

-119-
