Sunfish properties are proposing to <br />redevelop the property into two separate parcels. However, the <br />applicant applied for a variance from the Critical River and Wild and Scenic River Overlay <br />District regulations. Property owners within 350 feet of the subject property were notified of <br />the variance request. <br /> <br />Observations: <br /> <br />The property proposed to be subdivided is 5.45 acres and currently has McKay Auto <br />Sales operating from it. The developer is proposing to divide the existing lots into two <br />new commercial lots. Lot 1 is proposed to eventually contain a retail center and is 3.80 <br />acres in size: Lot 2 is planned for a future commercial use and is 1.65 acres in size. <br /> <br />The proposed parcels meets the half-acre minimum lot size requirement, the 100-foot <br />width and 150-foot depth requirement established in the B-3 Business District. <br /> <br />Currently, the property has three accesses fi:om Sunfish Lake Boulevard and one access <br />from Highway 10.
