-144- <br /> <br />The proposal for the future service road along the northern boundary of the site is <br />supported by staff. A provision wilt be placed in the development agreement requiring <br />future dedication of the area as a roadway to the City. In the meantime, the City will <br />require that the future roadway be preserved as a drainage/utility easement. <br /> <br />The Final Plat is not showing the standard and requested drainage and utility easements, <br />final plat approval should be contingent upon the City receiving a revised final plat <br />indicating the necessary easements. <br /> <br />The site will be serviced by municipal sewer and water facilities. <br /> <br />The Planning Commission reviewed and approved the sketch plan on April 3,2001. <br /> <br />As a result of the subdivision, the developer will be responsible for park dedication <br />requirements for each lot.
