Hwy. 13 <br />Suite 200 <br />Bumsville, MN 55337 <br /> <br />Re: Final Plat Review; Sunfish Commons <br /> <br />Dear Mr. Johnson: <br /> <br />We have received the Final Plat for Sunfish Commons which consists of one Sheet <br />prepared by Amcon, dated March 20, 2001. We offer the following comments: <br /> <br />General: The proposed plat consists of 5.45 acres and is generally located in the <br />northwest quadrant of the intersection of State Highway #10 and CSAH 57 (Sunfish <br />Lake Blvd.). The final plat proposes to plat an existing lot into two lots. Currently, <br />McKay Auto Sales operates on this lot. <br /> <br />Zoning: The property is currently zoned B-3 Highway Business. <br /> <br />Lot Sizes and Dimensions: Both 'proposed lots exceed the 1/2 acre minimum lot size for <br />commercial lots in the B-3 Highway Business District. They also exceed the minimum <br />lot width of 100 feet and lot depth of 150 feet. <br /> <br />Street Access: Accesses to State Highway 10 and Sunfish Lake Blvd. will be reviewed <br />during the site plan review process. Frontage that is not permitted to be an access point by <br />MnDOT on Highway 10 shall be dedicated to the State of Minnesota on the Final Plat. <br /> <br />The proposal for the furore service road along the northern boundary of the site is <br />supported by staff.' A provision will be placed in the development agreement requiring <br />furore dedication of the area as a roadway to the City. In the meantime, the City will <br />require that the future roadway be preserved as a drainage/utility easement. <br /> <br />-147- <br /> <br /> <br />
