There also needs to be a large drainage and utility easement in <br />the northwest corner of Lot 1 to accommodate a storrnwater drainage pond that will serve <br />both lots. In addition, there is proposed to be future frontage road easement along the <br />northern part of Lots 1 and 2 that is not shown. Since utilities will also be located in this <br />area, the final plat should protect these areas with drainage/utility easements. It should <br />also be noted that structures are not allowed within utility/drainage easements. The final <br />plat needs to be modified accordingly. <br /> <br />Park Dedication: As a result of the subdivision, the developer will be responsible for <br />park dedication requirements in the mount of $11,879.00. <br /> <br />Storm Water Management Fee: The City has enacted a Stormwater Management Fee <br />and the current rate is Three Thousand Seven Hundred Forty One Dollars ($3,741.00) per <br />commercial acre. The amount of Stormwater Management Fee due on the 3.8-acre parcel <br />is fourteen thousand two hundred fifteen dollars ($14,215). A cash payment will be <br />required prior to the City releasing the Plat for recording. <br /> <br />Sewer and Water Trunk Charges: There is a balance of $28,530.00 due to the City for <br />sewer and water trunk and lateral fees. This outstanding balance must be satisfied prior <br />to the City releasing the plat for recording. <br /> <br />The City Council wilt be meeting at 7:00 p.m. on Tuesday, April 24, 2001, at the new <br />Ramsey Fire Station, 15050 .Armstrong Blvd., Ramsey to consider your request for £mal <br />plat review of Sunfish Commons.
