CITY OF RAMSEY <br />DEVELOPMENT PERMIT <br />SUNFISH PROPERTIES, LLC <br /> <br />On February 27, 2001, Site Plan approval was granted by the City of Ramsey ("City") to Sunfish Properties <br />LLC, ("Permittee"), whose address is 10734 Hanson Blvd., Coon Rapids, Minnesota 55433, to construct a <br />23,312 square foot retail center ("Structure") on part oft he property which is legally described as follows: <br /> <br />That part of east half of Government Lot 4, Section 34, Township 32, Range 25, Anoka County, <br />Minnesota. Lying southerly of southerly right of way line of Burlington Northern Railroad and <br />lying northerly of northerly right of way line of Trunk Highway #10, except that part thereof lying <br />west of following described line: <br /> <br />Commencing at intersection of west line of said east half with southerly right of way line of said <br />Burlington Northern Railroad thence southeasterly along said railroad right of way line 75.12 feet <br />to point of beginning of said line, thence southerly 427..52 feet +or- to intersection with northerly <br />right of way line of said Trunk Highway #I0 68.87 feet, as measured along said northerly fight of <br />way line, southeasterly of point of intersection with west line of said east half and said line there <br />terminating, AKA part of Lot 11 Auditor's Subdivision No. 30, except road, subject to easement of <br />record. <br /> <br />Or after recording of the Sunfish Commons plat; <br /> <br />Lot 1, Block 1, Sunfish Commons <br /> <br />the ("Site"). <br /> <br />This approval is issued pursuant to {}9.03.06 of the City Code. The conditions of this approval are as follows: <br /> <br />1. STRUCTURE. All building plans must be prepared and certified by a registered engineer or architect. <br /> <br />STATE 'BUILDING CODE COMPLIANCE. 'The structure shall be constructed in accordance with <br />the requirements of the State Building Code. <br /> <br />SITE PLAN COMPLIANCE. The structures shall be constructed on the Site as shown on the Site Plan <br />prepared by Amcon Construction dated March 13,2001, Revised April 13,200I. <br /> <br />REQUIRED IMPROVEMENTS. The Permittee shall-construct and install the following site <br />improvements on the Site in accordance with the specifications and location as shown on the Site Plan <br />and Landscape Plan. The Required Improvements are as follows: <br /> <br />a. Site grading in accordance with the approved Grading Plan prepared by Master Civil and <br /> Construction Engineering, Inc. dated March 13,2001, Revised April 16, 200 i. <br />b. Installation of bituminous driveways and parking lot. <br />c. Installation of B-6/12 continuous concrete curbing around the perimeter of all concrete and/or <br /> bituminous surfaces. <br />d. Establishment of turf in areas disturbed during construction and in accordance with the Site Plan. <br />e. Landscaping in accordance with the Landscape Plan prepared by Lampert Architects, dated March <br /> 13,2001, Revised April 13, 2001 and in accordance with the City staff review letter dated March 30, <br /> 2001, Revised April 20, 200I. <br /> <br />-174- <br /> <br /> <br />
