Review Letter: Sunfish Commons - Multi-tenant Retail Facility March 30, 2001 Page 3 of 3 Access: The development originally proposed two accesses from Highway 10. Initial review by MnDOT indicated that permission for two accesses would not be granted. The plan has been modified to show only one access. MnDOT is reviewing the new access at the time this letter is being written. Staff will give the City Council an update of MnDOT's review at the Council meeting. It is anticipated that their response will be available for the April 24th City .Council meeting. However, it should be noted that the City ,Council may delay action on the site plan if information regarding the access is not received from MnDOT prior to the. City Council Planning Commission meeting. The proposal for the future service road along the northern boundary of the site is supported by staff. A provision will be placed in the development agreement requiring future dedication of the area as a roadway to.the City. In the meantime, the'City will require that the furore roadway be preserved as a drainage/utility easement. REU Number: The City has assigned the property a Residential Equivalent Unit (REU) number of 2.97. The quarterly drainage utility charge will be $284.51 (3.8 acre x 2.97x $25.20). The City Council will be meeting at 7:00 p.m. on Tuesday, April 24, 2001, at the new Ramsey Fire Station, 15050 Armstrong Blvd., Ramsey to review the proposed site plan.
