Review Letter: Sunfish Commons - Multi-tenant Retail Facility <br />March 30, 2001 <br />Page 3 of 3 <br /> <br />Access: The development originally proposed two accesses from Highway 10. Initial review by <br />MnDOT indicated that permission for two accesses would not be granted. The plan has been <br />modified to show only one access. MnDOT is reviewing the new access at the time this letter is <br />being written. Staff will give the City Council an update of MnDOT's review at the Council <br />meeting. It is anticipated that their response will be available for the April 24th City .Council <br />meeting. However, it should be noted that the City ,Council may delay action on the site plan if <br />information regarding the access is not received from MnDOT prior to the. City Council Planning <br />Commission meeting. <br /> <br />The proposal for the future service road along the northern boundary of the site is supported by <br />staff. A provision will be placed in the development agreement requiring future dedication of the <br />area as a roadway to.the City. In the meantime, the'City will require that the furore roadway be <br />preserved as a drainage/utility easement. <br /> <br />REU Number: The City has assigned the property a Residential Equivalent Unit (REU) number <br />of 2.97. The quarterly drainage utility charge will be $284.51 (3.8 acre x 2.97x $25.20). <br /> <br />The City Council will be meeting at 7:00 p.m. on Tuesday, April 24, 2001, at the new Ramsey <br />Fire Station, 15050 Armstrong Blvd., Ramsey to review the proposed site plan. You or your <br />representative may want to be present to answer any questions that may arise.
