-172- <br /> <br />Review Letter: <br />March 30, 2001 <br />Page 2 of 3 <br /> <br />Sunfish Commons - Multi-tenant Retail Facility <br /> <br />Setbacks: The building location exceeds the 35-foot front and rear yard and 10/20-foot side <br />yard setback requirements. City Code requires a 20-foot green space area adjacent to all public <br />roads, which the proposed development meets. <br /> <br />Screening: The surrounding properties to the south, east, and west ar.e zoned B-3 Highway <br />Business, the property to the north is zoned BW Business Warehouse; City Code does not <br />require screening due to the abutting parcels being zoned business. <br /> <br />Landscaping: The landscaping plan has been reviewed and is generally acceptable. <br /> <br />Architectural Standards: City Code restricts building height to 35 feet, the propose, principal <br />and accessory building will be 21 feet in height, which meets City standards. City Code restricts <br />exterior wall finishes to natural or prefabricated brick or stone or pre-cast concrete panels or <br />some other mater/al approved by City Council. The building elevation plan indicates that the <br />exterior wall materials for the retail structure will consist of integrally treated concrete masonry <br />units, face brick and a prefinished metal cap. <br /> <br />Waste Storage: City Code requires that all solid waste and refuse receptacles be stored withSn a <br />completely screened structure or container. The revised site plan identifies a waste storage area <br />with a 6-foot high opaque cedar fence that complies with City Ordinances. <br /> <br />Off-Street Parking - Design: In accordance with City Code, all driveways, off-street parking <br />and maneuvering areas are proposed to be surfaced with concrete and finished with B-6/12 <br />concrete curbing. <br /> <br />Off-Street Parking - Spaces Required: City Code requires one (1) parking space for every 200 <br />square feet. of retail space.. You have stated that 90% of the square footage will be used as retail <br />floor area, which will require 105 parking spaces. The site plan shows 113 parking stalls. <br /> <br />Lighting: A lighting plan has been submitted which complies with City Ordinances. <br /> <br />Drainage and Grading: The grading and drainage plan is being reviewed in conjunction with <br />the development of Sunfish Commons convenience store/gas station. The existing topography <br />on the site is relatively flat veering in elevation from 864 feet to 859 feet. The proposed grading <br />plan anticipate(collecting storm water through catch basins and pipes directing ire flow to a <br />storm water pond located on the northwest comer of the site. Overflow from this pond is <br />directed eastward and is discharged into e,,dsting storm sewer located behind the west edge of <br />pavement on Sunfish Lake Blvd. A permit from the Lower Rum River Water Management <br />Organization will need to be obtained. The drainage pond shall be seeded with an approved <br />wetland mix.
