Highway 13, Suite #200 <br />Bumsville, MN 55337 <br /> <br />Re: Site Plan - Sunfish Commons Retail Center <br /> <br />Dear Mr. Johnson: <br /> <br />We are in receipt of a Site Plan (PI), Building Elevation Plan (P2), and Landscape Plan (L1) and <br />Boundary & Topographic Survey (1/1) prepared by Amcon Design consisting of four (4) sheets, <br />dated March 12, 2001. We are also in receipt ora Grading and Erosion Control (C1), Utility and <br />Paving Plan (C2) and Detail Plans (C3/C4) prepared by Master Civil & Construction <br />Engineering Inc. consisting of four (4) sheets, dated March 13, 2001, Revised April 13, 2001. <br />We offer the following comments: <br /> <br />General: The site plan is proposing to develop a 23,312 square foot multi-tenant retail facility <br />on Lot I, Block i, Sunfish Commons. The site is generally located at the intersection of County <br />Road #57 (Sunfish Lake Blvd) and State Highway #10. <br /> <br />Zoning: The site is currently zoned B-3 Highway Business; enclosed retail activities are a <br />permitted use. <br /> <br />Lot Coverage: The proposed Lot 1 is 165,794 square feet (3.80 acres) in size. Lot coverage is <br />restricted to 35% or 58,028 square feet. The proposed size of the multi-tenant retail building is <br />23,312 square feet, which equates to a lot coverage of approxirnately 14%. <br /> <br />Utilities: The f.',~cility will be served by municipal sewer and water facilities. The invert of the <br />sanitary sewer extension off of the trunk sewer on the west side of CR57 should be no higher <br />than 848.5. This will ensure that property to the west can be serviced from this sewer. The sewer <br />should be extended under the furore frontage road on the north side of the property and the <br />watermain should be extended along the Highway 10 right-of-way so that there is good <br />emergency access to the fire hydrants. The sanitary sewer should be extended to the west <br />property line when the frontage road is constructed. <br /> <br />-171- <br /> <br /> <br />
