11. <br /> <br />12. <br /> <br />13. <br /> <br />Payment for Stage II Improvements. The CITY will install in the Plat the Stage II <br />Improvements. The DEVELOPER shall also deposit an amount that is determined by <br />the CITY to be adequate to aid in the operation and maintenance of street lights in <br />locations within the Plat determined by the City Engineer and installed by Anoka Electric <br />Cooperative for the first three (3) years after f'mal plat approval. The CITY will bill <br />residents in the Plat at least quarterly for street light maintenance and operation costs; <br />billing will be initiated at the time a residence connects to municipal water and sanitary <br />sewer. The DEVELOPER will pay to the CITY an amount equal to 100% of the City <br />Engineer's estimated construction cost of the items prior to recording of the final Plat. <br />The City Engineer's estimated cost of construction is: <br /> <br />a) Inspection No charge <br />b) ' Street striping and signing(l) $120.00 <br />c) Traffic signing SNone <br />d) Street lights (4) $3,600.00 <br />e) Street light maintenance & operation for 3 years $1,080.00 <br />f') Street sweeping $300.00 <br />g) Sealcoating $2,600.00 <br />h) Adjusting water shut-off boxes No charge <br />i) Maintenance of storm water and facilities No charge <br />j) Boulevard seeding No Charge <br /> TOTAL <br /> <br />$7,700.00 <br /> <br />Hard Surfaced Driveways. Hard surfaced driveways are a requirement for each lot in <br />the Plat. Said improvement shall be installed by the building permit applicant or the <br />homeowner at the time the Certificate of Occupancy is issued or as soon thereafter as <br />possible, weather permitting. In the event this improvement is not timely installed on a <br />lot, the DEVELOPER and/or the DEVELOPER'S assign(s), agreesthat the CITY may <br />install said improvement on the lot and specially assess the cost therefore against the lot. <br />The DEVELOPER hereby waiVes all right to a public hearing and other statutory rights <br />or City Charter rights granted a property owner relating to special assessments, including <br />the right to appeal the special assessment for installation of the hard surfaced driveway. <br />In addition, the DEVELOPER grants the CITY a license to enter on each lot of the Plat <br />in order to install the improvement described in this paragraph if the same has not been <br />previously constructed. <br /> <br />Street Cleaning. After the street surfacing is installed, the DEVELOPER shall clear any <br />soil, ea,rt, h, or debris from the streets within the Plat resulting from any construction <br />within the Plat by the DEVELOPER or its successors and assigns. From time to time, <br />the CITY may remove accumulations of soil, earth and debris from the streets resulting <br />from the construction of the Plat. It shall be the DEVELOPER'S responsibility to pay <br />the costs associated with this necessary street cleaning. Invoices from the CITY to the <br />DEVELOPER for such costs shall be paid within fifteen (15) days of the date of invoice. <br /> <br />-209- <br /> <br /> <br />
