-210- <br /> <br />14. <br /> <br />15. <br /> <br />16. <br /> <br />17. <br /> <br /> SECTION III <br />PERMITS AND OCCUPANCY <br /> <br />Requirements for Building and Occupancy Permits. No building permit for any lot in' <br />the Plat shall be issued until: (a) reasonable vehicular access to the lot is provided; (b) a <br />Certificate of Survey, including that survey information required by the CITY has been <br />supplied to the City Building Official; and (c) all the financial guarantees required by the <br />CITY have been satisfied. No occupancy permit for any lot in the Plat shall be issued <br />until: (a) vehicular access to the lot is provided including the installation of Class V <br />material on all streets in the Plat; (b) all utilities are in place, operational and accepted by <br />the CITY; and (c) boulevard sod and landscape tree, or escrow for same, have been <br />provided. <br /> <br /> SECTION IV <br />PARK DEDICATION <br /> <br />Cash Contribution. The Plat is located in the Oak Park District. Park dedication <br />requirements shall be satisfied by a cash payment in the amount of Eighteen Thousand <br />Three Hundred Seventy Five Dollars and no cents ($18,375.00) (21 lots x $875.00 per <br />lot). This payment shall be made to the City prior to the release of the Final Plat for <br />recording. <br /> <br /> SECTION V <br />TRAnNSPORTATION AND LANDSCAPING <br /> <br />Park Trail Development Fee. The City Council has enacted a trail development fee in <br />the amount of One Hundred Dollars and no cents ($100.00) per lot. Therefore, a payment <br />in the amount of Two .Thousand One Hundred Dollars and no cents ($2,100.00) (21 lots x <br />$100/lot) is due at the City prior to releasing the Final Plat for recording. <br /> <br />Tree and Sod Planting Plan. If the Stage II boulevard seeding has not established, <br />sodded boulevards, in addition to a front yard tree, are a requirement for each lot in the <br />Plat prior to issuance of a Certificate of Occupancy. The DEVELOPER is required to <br />submit a Landscape Plan for CITY approval that identifies existing tree growth within <br />the Plat that will be preserved during construction and new plantings.
