-210- 14. 15. 16. 17. SECTION III PERMITS AND OCCUPANCY Requirements for Building and Occupancy Permits. No building permit for any lot in' the Plat shall be issued until: (a) reasonable vehicular access to the lot is provided; (b) a Certificate of Survey, including that survey information required by the CITY has been supplied to the City Building Official; and (c) all the financial guarantees required by the CITY have been satisfied. No occupancy permit for any lot in the Plat shall be issued until: (a) vehicular access to the lot is provided including the installation of Class V material on all streets in the Plat; (b) all utilities are in place, operational and accepted by the CITY; and (c) boulevard sod and landscape tree, or escrow for same, have been provided. SECTION IV PARK DEDICATION Cash Contribution. The Plat is located in the Oak Park District. Park dedication requirements shall be satisfied by a cash payment in the amount of Eighteen Thousand Three Hundred Seventy Five Dollars and no cents ($18,375.00) (21 lots x $875.00 per lot). This payment shall be made to the City prior to the release of the Final Plat for recording. SECTION V TRAnNSPORTATION AND LANDSCAPING Park Trail Development Fee. The City Council has enacted a trail development fee in the amount of One Hundred Dollars and no cents ($100.00) per lot. Therefore, a payment in the amount of Two .Thousand One Hundred Dollars and no cents ($2,100.00) (21 lots x $100/lot) is due at the City prior to releasing the Final Plat for recording. Tree and Sod Planting Plan. If the Stage II boulevard seeding has not established, sodded boulevards, in addition to a front yard tree, are a requirement for each lot in the Plat prior to issuance of a Certificate of Occupancy. The DEVELOPER is required to submit a Landscape Plan for CITY approval that identifies existing tree growth within the Plat that will be preserved during construction and new plantings. The requirement for a Landscape Plan shall be fulfilled by the DEVELOPER as follows: a) Minimizing the impact of construction on trees in accordance with Minnesota Extension 'Service publication "Protecting Trees From Construction Damage" (Publication #NR-FO-6135-S). b) Planting one two-inch diameter tree (or equivalent the[eof) of an approved species at the road frontage or in the front yard of each of the lot in the Plat prior to the I !
