CASE # 2

REQUEST FOR A CONDITIONAL USE PERMIT TO EXCEED ACCESSORY
BUILDING HEIGHT RESTRICTIONS;
CASE OF JEFF HANSEN
By: Megan Wald, Community Development Assistant

Background:

The City received an application from Jeff Hansen for a conditional use permit to exceed the
detached accessory building height restrictions established in City Code on the property located
at 6250 152~a Avenue NW.

The following items are enclosed for your information:

a) Site location map
b) Site plan
c) Letters from the Applicant
d) Letter from Scan and Lisa Schimmelman
e) Construction plan
f) Draft Planning Commission meeting minutes dated April 3, 2001
g) Proposed findings of fact
h) Proposed conditional use permit

Notification:

State statute requires notification of the public hearing to property owners within 350 feet of the
subject property.

Observations:

The subject property is approximately 1.3 acres in size and is located w/thin the Metropolitan
Urban Service Area (MUSA). City Code restricts detached accessory buildings to sixteen (16)
feet in height if the property is located within the MUSA area. The applicant is requesting to
construct a detached accessory building that would be 18' 2" in height, which results in a 2' 2"
deviation from City Code. The applicant would like to exceed the 16~foot height restriction in
order to construct a detached accessory building that closely matches the height and width of the
existing attached garage.

The applicant is proposing to construct a 1,080 square foot (30'x36') detached accessory
building and th~ attached garage is 580 square feet in size. The total accessory building space
would be 1,660 square feet, which would comply with City Code. The detached accessory
structure will be constructed on a floating concrete slab, will have 10-foot side walls, a 6/12 roof
pitch, a 10'x9'foot overhead door, and exterior wall materials will consist of tan vinyl siding.
(see construction plan). The accessory building will closely match the height of the attached
garage and will not exceed the height of the principal building. The Applicant has stated that the
detached accessory building will be utilized for personal storage.

-05-
