CITY OF RAMSEY <br />. DEVELOPMENT PERMIT <br /> OLD CASTLE PRECAST <br /> <br />Exhibit C <br /> <br />On May 22, 2001, Site Plan approval was granted by the City of Ramsey ("City") to Old Castle <br />Precast, ("Permittee") to construct a 37,546 square foot manufacturing addition and a 5,824 <br />square foot office addition ("Structures") on the property which is legally described as follows: <br /> <br />The East half of Southeast quarter of Southwest quarter of Section 27, Township <br />32, Range 25,except that part described as follows: <br /> <br />Commencing at Northwest comer of said East half, thence South along west line <br />of said East half 409.44 feet to point of beginning, thence East at right angle 11 <br />feet, thence South at right angle 264 feet, thence West at right angle to West line <br />of said East half, thence North along said West line to point of beginning, except <br />road subject to easement of record, Anoka County, Minnesota <br /> <br />This approval is issued pursuant to §9.03.06 of the City' Code. The conditions of this approval <br />are as ~bllows: <br /> <br />STRUCTURES. All building, plans must be prepared and certified by a registered <br />engineer or architect. <br /> <br />STATE BUILDING CODE COMPLIANCE. The Structure shall be constructed in <br />accordance with the requirements of the State Building Code. <br /> <br />SITE PLAN COMPLIANCE. The Structure shall be constructed as shown on the Site <br />Plan submitted by the Permittee, which Site Plan was prepared by Miller Architects and <br />Builders, dated May 11, 2001, revised <br /> <br />REQUIRED IMPROVEMENTS. The Permittee shall construct and install the <br />following site improvements on the Site in accordance with the specifications and <br />location as shown on the Site Plan referenced above. The Required Improvements are as <br />follows: <br /> <br />Bituminous driveways, off-street parking, and maneuvering areas in accordance <br />with the site plan prepared by Miller Architects and Builders. <br />Site grading in accordance with the Grading Plan, prepared by Miller Architects <br />dated May 11, 2001. <br />Prepared Class V granular surface for outside storage areas in accordance with the <br />site plan prepared by Miller Architects and Builders dated May 11,2001, revised <br /> <br />Screening in the form of berming in accordance with the site plan prepared by <br />Miller Architects and Builders dated May 11,200 I, revised <br />Establishment of plantings in accordance with the site plan prepared by Miller <br />Architects and Builders dated May 11, 2001, reVised <br />Fire lanes in accordance with the recommendation and approval of the Fire Chief. <br /> <br />The ("Required Improvements"). -157- <br /> <br /> <br />
