Anoka County suggested that one or both of the existing accesses onto County Road #83 be <br />abandoned and the two lots gain public access from Eland Street. Eland Street adjacent to the <br />plat is unimproved, and many mature trees would have to be destroyed to construct a driveway to <br />the north boundary of the plat to reach Eland Street. This option doesn't seem to be justified for <br />the creation of one homesite. The Nordviks have agreed to preserve a corridor for the future <br />extension of Eland Street through the plat. The corridor is being preserved with a 66 foot wide <br />drainage and utility easement running north and south through the property. In addition, the <br />Nordvik's have agreed that both accesses onto County Road #83 will be abandoned and <br />converted to local, interior streets at such time as the property is further developed. <br /> <br />The City also foresees a possible future extension of 157~ Lane from the east side of County <br />Road #83 to the west side, which would then "T" into the future Eland Street. The Nordvik's <br />have preserved a 33 foot wide corridor in the southeast corner of the plat to accommodate the <br />future extension of 157~ Avenue. <br /> <br />The Park Commission has recommended that park dedication consist of dedicating land to <br />continue the trail corridor along the south boundary of the Plat.
