At the time-of a footin,~ and foundation <br />inspection is done, .the builder-or applicant shall produce a <br />certified ~tevation survey verifying that the elevation of the <br />foundation conforms to the overall grading plan for the area. <br />Failure to' prbduce such certified elevation survey will lead to <br /> <br />delays in approvin~ the footings and fouhdafions. This <br />requirement may be waived at the discretion of the Cit~ Engineer <br />if it is determined that the certified elevation survey is not needed <br /> <br />to ensure the compatibililw of the grade of the lot with the overall <br />~radin~ and drainage plan for the area. <br /> <br />9.11.01 <br /> <br />General Requirements <br /> <br /> Subdivision 1. Every building erected other the adoption of this Chapter <br />shall be located on a lot, as defined herein and in no'case shgll there be more than one <br />main building on any one lot, except as may otherwise be provided herein: <br /> <br /> Subd. 2. The finished lot grade elevation of all buildings, as measured at <br />the'building, shall be a minimum of 18 inches above the centertine grade of the adjacent <br />public roadway. All structures, whether attached to the principal structure or not, and <br />whether open or enclosed, including porches, carports, balconies, or platforms above <br />normal grade level, shall not project into any minimum front, side or rear y~rd. <br /> <br /> Subd. 3. Any lot of record ex/sting at the effective date of this Chapter <br />may be used for the erection of a' structure conforming to the use regulations of the <br />district in which it is located, even though its area and width are less than the minimum <br />requirements of this Chapter. <br /> <br /> Subd. 4. Where adjacent structures' existing at the time of this Chapter <br />have a different setback from that required, the front yard setback shall conform to the <br />prevailing setback of adjacent, structures.
