Voting Yes: Mayor Gamec, Councilmembers Hendriksen, Zimmerman, <br />Anderson, and Kurak. Voting No: None. <br /> <br />Mayor Gamec recessed the regular City Council meeting at 9:00 p.m. <br /> <br />Mayor Gamec called the City Council meeting back to order at 9:13 p.m. <br /> <br />Case #5: <br /> <br />Request for Final Plat Review of a Minor Subdivision, Sunfish Commons; <br />Case of Sunfish Properties <br /> <br />Community Development Director Frolik stated that Sunfish Properties, L.L.C. is proposing to <br />redevelop the property located at the northwest corner of the intersection of State Highway #10 <br />and CSAH #57 (Sunfish Lake Boulevard). McKay Auto Sales currently operates from the site. <br />Sunfish Properties are proposing to redevelop the property into two separate parcels. One parcel <br />will contain a retail center with the other lot's use undetermined at this time. The property <br />proposed to be subdivided is 5.45 acres and currently has McKay Auto Sales operating from it. <br />The developer is proposing to divide the existing lots into two new commercial lots. Lot 1 is <br />proposed to eventually contain a retail center and is 3.80 acres in size. Lot 2 is planned for a <br />future commercial use and is 1.65 acres in size. The proposed parcels meet the half-acre <br />minimum lot size requirement, the 100-foot width and 150-foot depth requirement established in <br />the B-3 Business District. Currently, the property has three accesses from Sunfish Lake <br />Boulevard and one access from Highway #10. Existing and future accesses are being reviewed <br />as part of the site plan process. -The proposal 'for the future service road along the northern <br />boundary of the site is supported by staff. A provision will be placed in the development <br />agreement requiring future dedication of the area as a roadway to the City. In the meantime, 'the <br />City will require that the future roadway be preserved as a drainage/utility easement. The <br />Plarming Commission reviewed and approved the sketch plan on April 3, 2001. As a result of <br />the subdivision, the developer will be responsible for park dedication requirements for each. lot. <br />The Park and Recreation Commission met on April 12, 2001, to discuss this minor subdivision <br />and recommended that park dedication consist of a cash payment. <br /> <br />Councilmember Zimmerman inquired as to what the reason was for exceeding the 35 percent lot <br />coverage restriction. <br /> <br />Community Development Director Frolik replied that the property is in the chtical river overlay <br />corridor which restricts surface coverage to 35 percent.
