We are also in receipt <br />of a Utility and Grading Plan prepared by Howard Green Company, dated May 25, 2001. We offer the <br />following comments: <br /> <br />General: The site plan is proposing to develop a two-story multi-tenant office building consisting of <br />12,335 square feet. The site plan indicates that 1,400 square feet will be utilized for storage area. The <br />site plan indicates that the first floor of the proposed office building will be 9,379 square feet in size and <br />the second floor will be 2,956 square feet in size. The .parcel is generally located at the intersection of <br />153rd Avenue and State Highway # I0. <br /> <br />Zoning: The site is currently zoned B-1 Business; multi-tenant office buildings are a permitted use. <br /> <br />Lot Coverage: The parcel is approximately 74,681 square feet (1.71 acres) in size. Lot coverage is <br />restricted to 35% or 26,139 square feet. The proposed footprint of the multi-tenant office building is <br />9,379 square feet, which equates to a lot coverage of approximately 13%. <br /> <br />Utilities: Urban Services are not available to the site and the facility is proposed to be served by an on- <br />site septic system, if the comprehensive plan is adopted with a policy statement requiring urban services <br />for commercial development, Staff is recommending that the development permit require connection to <br />urban services within 2 years of availability. <br /> <br />Setbacks: The building location exceeds the 35-foot front and rear yard and 20-foot side yard setback <br />requirements. City Code requires a 20-foot green space area adjacent to all public roads, the site plan <br />complies with this requirement. <br /> <br />Screening: The surrounding properties to the north, south, east, and west are all zoned B-1 Business; <br />City Code does not require screening due to the abutting parcels also being zoned business. <br /> <br />Landscaping: The landscaping plan is generally acceptable. <br /> <br /> <br />
