Review Letter: North Pine Ol'fice Building <br />June t9, 2001 <br />Page 2 of 4 <br /> <br />Pedestrian Path: City Code requires commercial developments to comply wi~/h park and trail <br />dedication requirements. The park and recreational trail plan is providing for a pedestrian pathway along <br />the southern boundary, line that will eventually link up to the existing pedestrian bike path in the North <br />Fork residential development. The site plan is providing for an eight-foot pedestrian trail along the <br />southern property, line. The developer will be responsible to construct the pedestrian pathway to City <br />standards. <br /> <br />Architectural Standards: City Code restricts building height to 35-feet, the proposed office building <br />will be 29 feet in height, which meets City standards. City Code restricts exterior wall finishes to face <br />brick, natural stone or integrally treated pre-cast concrete panels or other material approved by City <br />Council. The building elevation plan indicates that the exterior wall materials for the office structure <br />will consist of rock face block and vinyl siding. It' the rock face concrete block will contain color it must <br />be integrally treated with color. The proposed vinyl siding is a deviation from City Code and will <br />require City Council approval. <br /> <br />Waste Storage: City Code requires that all solid waste and refuse receptacles be stored indoors or <br />completely screened from abutting properties. The site plan indicates that the waste storage area will be <br />completely screened by a wood privacy fence; this meets City standards. <br /> <br />Off-Street ParMng - Design: In accordance with City Code, all driveways, off-street parking and <br />maneuvering areas are proposed to be surfaced with bituminous and finished with B-6/12 concrete <br />curbing. <br /> <br />Off-Street ParMng - Spaces Required: City Code requires one (1) parking space for every 200 square <br />feet of office/retail space. In this case, the number of parking spaces required would be 55 (10,935 <br />square feet of office space). The site plan identifies 62 off-street parking spaces, this meets City <br />requirements <br /> <br />Lighting: A lighting plan was submitted and is subject to the City Engineers approval. Shop drawings <br />will need to be submit-ted to ensure compliance with City Code. <br /> <br />Off-Street Loading Area: City Code requires one off-street loading berth for 10,000 square feet of <br />floor area. The site plan is proposing one loading dock, this meets City standards. <br /> <br />Drainage and Grading: The Lower Rum River Watershed Management (WMO) Organization will <br />require a permit for this development. From the National Wetland Inventory Map in the City's <br />Stormwater Management Plan, it does not appear that there are any wetlands on the subject property. <br />This information should be verified as it will be part of the permitting process for the WMO permit. <br /> <br />Upon completion of the storm ponding facilities, erosion control measures should be installed to protect <br />the ponds and storm sewer inlets. The development proposes to excavate and utilize land that is <br />currently owned by the City of Ramsey. This proposal would allow the capacity of 2-100 year storm <br />events. The calculations and capacities of the pre and post development must be provided. AIl <br />excavation on City. property wilt be completed by the DeveLoper. <br /> <br /> <br />
