Permanent <br />erosion control of Class III rip rap should be used. This permanent erosion control control should also be <br />used at the storm sewer aprons. <br /> <br />Before any escrows are released, the City requires that all of the turf is established and temporary erosion <br />control measures are removed. <br /> <br />Access: The site plan indicates that the site will derive one access point from Alpine Drive. The <br />property does abut State Highway #10 along the southern boundary line, however the plan is not <br />proposing to gain any accesses from State Highway #10. Staffhas sent the site plan to MnDot for their <br />review and comment due to the subject property abutting State Highway #10. Staff anticipates that <br />MnDot will recommend that the access off of 153rd Avenue be a minimum of 300 feet from the State <br />Highway #10 right of way. However, due to the configuration of the lot meeting MnDots minimum <br />recommendation will not be possible. <br /> <br />Storm Water Management Fee: The City has enacted a Stormwater Management Fee and the current <br />rate is Three Thousand Seven Hundred Forty One Dollars ($3,741.00) per commercial acre. The amount <br />of Stormwater Management Fee due on the 1.71-acre parcel is six thousand three hundred' sixty dollars <br />($6,360). A cash payment will be required prior to the City issuing a_ Building Permit. <br /> <br />REIJ Number: The City has assigned the property a Residential Equivalent Unit (REU) number of 4.67, <br />this equates to a quarterly storm drainage utility fee of$117.68 (1.71 acres x 2.73 x 25.20). <br /> <br />The City Council will be meeting at 7:00 p.m. on Tuesday, June 26, 2001, at Fire Station #2 15050 <br />Armstrong Blvd., to review the proposed site plan.
