The building will be occupied by RrM Emerprises. <br />The area is generally located to the west of County Road #116 and south of 143~d Avenue in <br />Gateway North Industrial Park No. 5. <br /> <br />The following items are enclosed: <br /> <br />a) <br />b) <br />c) <br />d) <br /> <br />Site location map <br />Site Plan <br />City Staff review letter dated July 7, 200 I, revised July 20, 2001 <br />Exhibit C of the Development Agreement <br /> <br />Notification: <br /> <br />Site plans are not required to be subjected to a public hearing. <br /> <br />Observations: <br /> <br />'l"he subject property is zoned B-W Business/Warehousing; office and light manufac~tring <br />facilities are permitted uses. <br /> <br />The site plan is proposing to construct a 39,928 square foot office and manufacturing facility <br />with a 4,984 square foot second floor mezzanine area (to facilitate storage). The site plan is also <br />proposing approximately a 30,000 square foot future addition. <br /> <br />The proposed building meets the front yard, rear yard, and side yard setbacks established in the <br />BW district. City Code restricts lot coverage to 35%, the building footprint is 39,928 square feet <br />on 4.5 acres, which equates to approximately a 20% lot coverage. <br /> <br />The site will derive two (2) access points from 143~ Avenue. <br /> <br />-103- <br /> <br /> <br />
