We are also in <br />receipt of a Grading and Erosion Control Plan prepared by Plowe Engineering, Inc. dated June 7, 2001. <br />We offer the following comments: <br /> <br />General: The site plan is proposing to construct an office and [ight manufacturing facility on a 4.51-acre <br />parcel. The office area will consist of 4,188 square feet, the light manufacturing area will be 34,880 <br />square feet in size, and the second floor mezzanine will be 4,984 square feet, for a total building area of <br />44,052 square feet. The site plan is showing a 30,000 square foot future addition. The project area is <br />located in the Gateway North Industrial Park No. 5, generally south of 143rd Avenue and West of County <br />Road #116 (Industry Ave.). <br /> <br />Zoning: The site is zoned BW - Business Warehousing; office and light manufacturing activities are a <br />permitted use. <br /> <br />Lot Coverage: The site area is approximately 4.51 acres (I 96,310 square feet) in size and lot coverage is <br />restricted to 35% or 68,709 square feet in this case. The site plan is proposing to construct 39,928 square <br />feet of main floor building area, which equates to approximately a 20% lot coverage. It should be noted <br />that if a 30,000 square foot addition is to be constructed in the future, the total building coverage on the <br />property would slightly exceed 35%. <br /> <br />Utilities: The Property will be serviced by municipal sewer and water. <br /> <br />Setbacks: The proposed structure meets or exceeds the minimum 40-foot front yard, 20-foot side yard, <br />and 35-foot rear yard setbacks established in the BV¢ District. <br /> <br />-110- <br /> <br />I <br /> <br />I <br />! <br />I <br />I <br />I <br /> <br />I <br />I <br />I <br /> <br />I <br /> <br /> <br />
