The principal building <br />is proposing to be 25' 4" in height, which complies with City Code. The exterior building materials are <br />proposed to consist of smooth and rockface concrete block. The building elevation plan is also <br />proposing a portion of the building front'to consist of glass and a pre-finished standing seam metal <br />canopy. The proposed glass is a deviation from City Code and City Staff is recommending that the City <br />Council approval the glass building material. <br /> <br />Waste Storage: The site plan indicates that the waste storage area will be located indoors. <br /> <br />Off-Street Parking - Design: City Code requires all driveways, off-street parking areas, and <br />maneuvering areas and display areas to be paved with concrete or bituminous pavement and finished <br />with B-6/12 concrete curbing. The site plan is proposing to pave and finish with concrete curbing alI off- <br />street parking and maneuvering areas. <br /> <br />Off-Street Parking ~ Spaces Required: City Code requires one parking space for every 200 square feet <br />of office space or 20 parking spaces in this case. City Code also requires one parking space for each <br />employee on the maximum working shift for light industrial activities. The site plan indicates that there <br />will be a maximum of 20 employees on one shift. The proposed 4t parking spaces meets City <br />requirements. <br /> <br />Off-Street Loading: City Code requires one loading berth of not less than 50 feet for buildings that <br />have a floor area of 10,000 square feet and an additional loading berth for each additional 25,000 square <br />feet of floor area. In this case the site plan is required to provide 2 loading berths, the site plan indicates <br />that the facility will be served by 5 loading berths and one overhead door. The loading berth area will be <br />120 feet in width and 280 feet in length, Staff feels that this meets City requirements. <br /> <br />Lighting: The City has received a lighting plan which appears to be in compliance with City standards. <br /> <br />Landscaping: The proposed landscaping plan is in compliance with City standards and provides a good <br />choice of plant materials for the subject property. <br /> <br />City Code requires all unpaved areas to be established with turf, the site plan should be revised to <br />indicate the appropriate ground covering for the proposed futUre addition and parking areas. <br /> <br />Drainage and Grading: At the present time, the northeast comer of the site has a high knoll which <br />peaks at elevation 888 feet and slopes at a 16% grade to the southwest. The southeastern half of the site <br />is nearly fiat at an elevation of 866 feet. <br /> <br />The proposed drainage and grading plan proposes to intercept storm runoff through catch basins, storm <br />sewer and grassed swales. The storm water system discharges runoff into a large regional pond located <br />immediately south of the site at two locations, the southeast and southwest corners of the site.
