ANDREWS ADDITION; <br /> CASE OF NORTH FORK, INC. <br />By: Community Development Director Sylvia Frolik <br /> <br />Background: <br /> <br />North Fork, Inc. is requesting final plat approval ofNorthfork - St. Andrews Addition. The plat <br />consists of 44 single-family, rural residential lots. The following items are enclosed for your <br />information: <br /> <br />a) <br />b) <br />c) <br />d) <br />e) <br />f) <br /> <br />Site location map <br />Preliminary plat <br />PropoSed final plat <br />City Staff Review Letter dated August 9, 200 <br />Proposed development agreement <br />Proposed resolution for final plat approval <br /> <br />Notifications: <br /> <br />No notification is required for final plat requests. State statute requires notification of the public <br />hearing to owners of property within 350 feet of the subject property. Staff sent notice of the <br />preliminary plat public hearing on January 2, 2001 to residents within 350 feet of the subject <br />property. <br /> <br />Observations: <br /> <br />The subject plat was part of a larger area that received preliminary plat approval in 1995 as <br />Northfork Fifth Addition. The preliminary plat for Northfork Fifth Addition expired prior to all <br />phase.s receiving final plat approval. Therefore, the applicant was required, to obtain a new <br />prelim/nary plat approval. New preliminary plat approval was granted by the City Council on <br />January 23, 2001, <br /> <br />A total of 44 lots ranging in size from 1.02 to 3.5 acres in size are shown on the final plat. This <br />is in conformance with the approved preliminary plat. At the time of preliminary plat approval, <br />it was noted that Lots 2 and 4, Block 1 and Lots 11-13, Block 2 do not meet the 160-foot lot <br />width requirement at the 40-foot building setback line as required for the PUD. City Council <br />approved the preliminary plat as drawn with the direction that the development agreement <br />require that the homes on these lots be sited at a point where the lot is 160 feet wide. <br /> <br />There is also an Outlot A shown on the final plat. In a previous agreement with the owners of <br />the golf course, North Fork made a commitment to..provide an expansion area for the 17th <br />fairway at the time St. Andrews is final platted.
