-150- <br /> <br />The extension of Saint Andrews Lane to the west and north is dedicated on the final plat. The <br />final plat also dedicates two new cul-de-sacs, Inverness Court and St. Andrews Court. At the <br />time of preliminary plat approval, City Council approved deviating fi'om the street grid pattern <br />and naming the cul-de-sacs Inverness Court and St. Andrews Court. <br /> <br />In accordance with the May 9, 1989 Northfork Park Dedication Agreement, there is a park <br />dedication obligation of $500 per lot to be met in this plat. The City has established a trail <br />development fee of $325 per dwelling unit that is also collected prior to the release of the final <br />plat for recording. <br /> <br />The grading and drainage plan is acceptable. The standard 1 O-foot drainage and utility <br />easements (5 feet on common property 1Lnes) are provided on lot perimeters. Additional utility <br />and drainage easements have been provided per the request of the City Engineer. Some of the <br />lots have less than a 2% grade and will be required to submit a ce2ificate of grading prior to <br />issuance of the certificate of occupancy. These lots are specifically identified in the development <br />agreement. <br /> <br />This development will require the issuance of a Watershed Management Organization permit. <br /> <br />Recommendation: <br /> <br />City Staff recommends final plat approval. <br /> <br />Council Action: <br /> <br />Motion to adopt Resolution #01-08- granting final plat approval of St. Andrews Addition <br />contingent upon compliance with the City Staff Review Letter dated August 9, 2001 and entering <br />into a development agreement with the City. ,]~., <br /> <br />City Engineer <br />Parks & Utilities Supervisor <br /> <br /> <br />
