We <br />ofter the following comments: <br /> <br />Zoning and General: The property is zoned Planned Unit Development and is a part of the <br />approved concept plan for Northfork dated January 1, 1985. The preliminary plat consisted of 44 <br />lots and was approved by City Council on January 23, 2001. The proposed final plat consists of <br />44 lots and an outlot. In a previous agreement with the owners of the golf course, North Fork <br />made a commitment to provide an expansion area for the 17th fairway at the time St. Andrews is <br />final platted. <br /> <br />Lot Dimensions and Area: In keeping with the Northfork PUD concept modifications approved <br />in May of 1990, all of the lots in Northfork-St. Andrews Addition are at least one acre in size. <br />The minimum lot width required in the Northfork PUD is 160 feet at the front setback line. The <br />City Council approved the preliminary plat with Lots 2 and 4 of Block 1 and Lots 11, 12, and 13 <br />of Block 2 having less than 160 feet at the building setback line. It was a~eed that the house <br />pads on these lots would be located at a point on the lot where the width reaches the required 160 <br />feet. <br /> <br />3. Park Dedication: In accordance with the May 9, 1989 Northfork Park Dedication Agreement, <br /> there is a park dedication obligation of $500.00 per lot. <br /> <br />Streets: The lots are proposed to receive public access from the extension of St. Andrews Lane <br />to the north. In addition, the applicant is proposing two new cul-de-sacs, Inverness Court and St. <br />Andrews Court. Both cul-de-sacs conform to city ordinances and do not exceed 600 feet in <br />length. The street names on the cul-de-sacs are a deviation from the City's grid pattern that the <br />Council approved during preliminary plat review. <br /> <br />Drainage and Grading Plan: The Drainage and Grading Plan was reviewed at the time of <br />preliminary plat approval. However, it is noted again for the record that this development will <br />require the issuance of a Watershed Management Organization permit. <br /> <br />-157- <br /> <br /> <br />
