-162- 11. 12. 13. 14. 15. 16. Stormwater Management Fee. The CITY has enacted a Stormwater Management Fee in the amount of $375.00 per lot. A cash payment in the amount of Sixteen Thousand Five Hundred Dollars and no cents ($16,500.00) (44 lots x $375.00 per lot) is due at the CITY prior to releasing the plat for recording. Trail Development Fee. The City Council has enacted a trail development fee in the amount of Three Hundred Twenty Five Dollars and no cents ($325.00) per lot. Therefore, a payment in the amount of Three Thousand Three Hundred Dollars and no cents ($14,300.00) (44 lots x $325/lot) is due at the City prior to releasing the Final Plat for recording. II. STAGE II IMPROVEMENTS Street Cleaning. From time to time, the CITY may remove accumulations o£ soil, earth and debris from the streets resulting from the construction of the Plat. It shall be the DEVELOPER'S responsibility to pay the costs associated with this necessary street cleaning. Invoices from the CITY to DEVELOPER for such costs shall be paid within fifteen (15) days of the date of invoice. Payment for Stage II Improvements. The CITY will install in the Plat the Stage II Improvements. The DEVELOPER shall also deposit an amount that is determined by the CITY to be adequate to aid in the operation and maintenance of street lights in locations with/n the Plat determined by the City Engineer and installed by Anoka Electric Cooperative for the first three (3) years after final plat approval. The CITY will bill residents in the Plat at least quarterly for street light maintenance and operation costs; billing will be initiated at the time a residence connects to municipal water and sanitary sewer. The DEVELOPER will pay to the CITY an amount equal to 100% of the City Engineer's estimated construction cost of the items prior to recording of the final Plat. The City Engineer's estimated cost of construction is: a) Inspection No charge b) Street striping and signing (3 ~ $120) $360 c) Traffic signing (1 ~$120) $120 d) Street sweeping $300.00 e) SeaIcoating $11,420 f) Maintenance of storm water and facilities No charge g) Boulevard seeding No Charge TOTAL $12,200 MAILBOX STANDARDS. A uniform cluster mailbox plan will be required on all cul- de-sacs. The design and location of the mailboxes are subject to the approval of the Public Works Director. III, PERMITS AND OCCUPANCY Requirements for Buildine and Occupancy Permits. No building permit for any lot in the Plat shall be issued until-: (a) reasonable vehicular access to the lot is provided; (b) a Certificate of Survey, including that information required by the CITY, has been I I I I I I I I
