(15Yd Avenue N.W.) and east of T.H. #47. The property is <br />approximately 74 acres in size and the preliminary plat (Option C) reviewed by the Planning <br />Commission on July 12 proposed to subdivide the property into 155 single family lots. The <br />following items are enclosed: <br /> <br />a) Site location map <br />b) Preliminary Plat selected by Planning Commission (Option B) <br />c) City Staff' Preliminary Plat Review Letter on Option B dated August 21, 2001 <br />d) Preliminary Plat Options A, C and D <br />e) Street alignment options t, 2 and 3 prepared by Ramsey resident <br />f) Planning Commission meeting minutes dated July 12, 2001 <br />g) Park and Recreation Commission minutes dated July 12, 2001 <br />h) Draft Park and Recreation Commission minutes dated August 7, 2001 (will be available <br /> at the meeting <br />i) Draft Planning Commission meeting mib. utes dated August 7, 2001 <br /> <br />Notification: <br /> <br />State statutes require notification of public hearing to property owners within 350 feet of the <br />subject property. Staff attempted to notify property owners wittfin 700 feet of the July 12, 2001 <br />preliminary plat public hearing. <br /> <br />Observations: <br /> <br />The property was recently rezoned from R-1 Rural Residential to R-1 Urban Residential. It is <br />located in the Metropolitan Urban Service Area and the development is proposed to be served by <br />sanitary sewer and municipal water. The current comprehensive plan and the draft <br />comprehensive plan designate this area for low density residential. The proposed net density of <br />the plat is approximately 2.10 units per acre. <br /> <br />Sidewalks will be constructed on one side of all non cul-de-sac streets. Trail connections are <br />proposed to and through Bear Park to the east all the way to Roanoke Street, through the unamed <br />park lot to the north to 156th Lane, and along the north side of Alpine Drive from Hwy, #47 to <br />Roanoke Street. The Planning Commission reviewed the plat for park dedication requirements <br />in May, July and August. The park dedication will consist of dedicating land for internal trails <br />and expanding the park area at Woodland Green and Bear Parks. The remainder of the park <br />dedication due on the plat will be satisfied with park improvements equal to $135,000.00. <br /> <br />-243- <br /> <br /> <br />
