REQUEST FOR A CONDITIONAL USE PER3'IIT TO OPERATE <br />STEEL WAREHOUSE BUSINESS IN A RESIDENTIAL DISTRICT <br />CASE OF SCOTT AND PATTI JARMOLUK <br /> By: Megan Wald, Community Development Assistant <br /> <br />Background: <br /> <br />Lonny Menard resides at 8940 181st Ave and currently owns the parcel to the west (8900 <br />181st Avenue). In 1985 Lonny constructed a 5,000 (50' x 100') square foot pole building <br />on the parcel to the west without also constructing a principal dwelling. City. Code states <br />that no accessory structure shall be built without the presence of a principal structure <br />(dwelling) on the property. This would result in'the existing accessory structure being' <br />considered non-conforming. <br /> <br />Mr. Menard has been operating his structural steel and commercial fencing business for <br />the past fifteen (15) years in the non-conforming accessory building. Mr. Menard is in the <br />process of selling the subject property and moving his business to his homestead. <br /> <br />As you may recall, in May of 2000 Mr. Barrett 'applied for a conditional use permit to <br />operate a woodworking business on th¢'"'property in the non-conforming accessory <br />structure. Mr. Barrett was proposing a 6,000 square foot expansion, employee and <br />customer parking, daily deliveries, and future plans for self-storage urfits.
