The area is generally located to the west of
County Road #116 and south of 143rd Avenue in Gateway North Industrial Park No. 5. The
subject property is zoned B-W Business/Warehousing; office and light manufacturing facilities
are permitted uses. The site plan is proposing-to construct a 39,928 square foot office and
manufacturing facility with a 4,984 square foot second floor mezzanine area (to facilitate
storage). The site plan is also proposing approximately a 30,000 square foot future addition.
The proposed building meets the front yard, rear yard, and side yard setbacks established in the
BW District. City Code restricts lot coverage to 35 percent, the building footprint is 39,928
square feet on 4.5 acres, which equates to approximately a 20 percent lot coverage. The site will
derive two access points from 143Td Avenue. City Code requires all driveways and off-street
parking areas to be paved and finished with B-612 concrete curbing; the site plan meets City
requirements. The site plan is proposing 41 parking spaces which meets City standards. The site

City Council/July 24, 2001

-75-
